Simple, transparent pricing

HamroRentals is free to browse and free to apply. Landlords pay a small listing fee to publish a property, tenants pay an application fee only after a landlord accepts them, and both sides pay a one-time success fee when a lease is signed. A small Khalti transaction fee (3.5%, min NRS 10) is added at checkout.

How it works. When both parties digitally sign a lease on HamroRentals, an invoice is automatically created on each dashboard. The fee covers verification, scoring, secure document storage, and dispute mediation. No monthly fees and no commission on rent. Rent is paid directly to the landlord. HamroRentals only collects the listing, application, and one-time lease success fees. After the lease is signed, the tenant pays monthly rent directly to the landlord β€” in cash, by direct bank deposit, or via the landlord's eSewa or Khalti wallet. Landlords can optionally opt-in to collect rent through HamroRentals at lease creation, in which case the tenant pays monthly rent via Khalti through our portal.
Secure payments by Stripe. All payments are processed by Stripe. HamroRentals never stores your card details β€” only payment status, amount, and transaction ID are saved against your lease invoice.
Nepali Rupee (NRS) β€” Khalti coming soon. All fees are quoted in NRS. We're working on direct Khalti support so customers in Nepal can pay from their NRS e-wallet without card / FX fees. Until then, Stripe accepts all major cards at checkout.

Broker programme

Independent rental brokers can list on behalf of landlords and earn a flat 2% commission of the agreed monthly rent. The commission is collected upfront from the landlord together with the listing fee, and paid out to the broker the moment both parties fully sign the lease.

Example: a property listed at NRS 25,000/month earns the broker NRS 500 on lease signing. There is no platform fee charged to the broker β€” the commission is added on top of the landlord's listing fee.

What landlords pay when a broker lists

NRS 250 listing fee + 2% Γ— monthly rent + Khalti transaction fee, collected upfront before the listing goes live.

Tenant application fee and lease success fees are unchanged. Brokers do not receive any share of monthly rent β€” the commission is one-time per lease.

Broker terms & conditions

  • Brokers must register a verified profile and accept these terms before listing on behalf of any landlord. Each listing requires explicit landlord authorisation; misrepresenting authority to list is grounds for immediate removal and forfeiture of pending commissions.
  • Duplicate listings (same property/address across brokers or landlords) are blocked automatically. The first verified listing wins; subsequent attempts will be rejected without refund of any wasted effort.
  • The 2% commission is calculated on the agreed monthly rent at the time the lease is digitally signed by both parties. Side deals, cash top-ups, or off-platform rent adjustments are not counted.
  • Commissions are paid to the payout method on file (Khalti, eSewa, or bank) within 7 working days of lease signing, net of any applicable taxes or withholding required by Nepali law. Brokers are responsible for their own tax filings.
  • If a lease is cancelled, voided, or proven fraudulent within 30 days of signing, HamroRentals reserves the right to reverse the corresponding commission. Repeated fraud results in permanent removal from the broker programme.
  • HamroRentals is a neutral platform. Brokers, landlords, and tenants agree their own terms; disputes between parties are settled between them, and the platform is not liable for the conduct, claims, or losses of any party beyond the services explicitly listed above.
  • Brokers must not contact tenants outside the platform to bypass fees, and must not solicit landlords already represented by another active broker on HamroRentals. Violations void all pending commissions.
  • These broker terms supplement the general HamroRentals Terms of Service and may be updated from time to time; continued use of the broker programme constitutes acceptance of the latest version.
